You Just Closed on the House. Here Are the First Thirty Days.
The inspection told you the house was fine. That is not the same as telling you what it will cost.
A home inspection answers one question: is anything wrong right now. It is very good at that. What it does not do, and does not claim to do, is tell you that the furnace is nineteen years old and running perfectly, which is a sentence containing both good news and a bill.
You did not just buy a house. You bought a heating system, a cooling system, a water heater, an electrical panel, a water supply line, and eight or nine appliances, every one of them with a service life and none of them with a date printed on the front. The first thirty days are when you find out what you actually inherited, while you can still ask the previous owner and while the paperwork is still in a pile on your counter.
Week 1: build the inventory
This is the single most useful thing you will do, and almost nobody does it. Walk the house with your phone and photograph the data plate on every major system. It takes about forty minutes.
What to photograph:
- Furnace or boiler: the label inside the access panel
- Air conditioner: the plate on the outdoor condenser unit
- Water heater: the label on the side of the tank
- Electrical panel: the label inside the door, and a photo of the breaker layout
- Water softener, well pump, sump pump if you have them
- Every appliance that came with the house: model and serial
How to turn a serial number into an age. Most manufacturers encode the manufacture date into the serial number, and most will tell you the format if you search the brand and "serial number date code." Many water heaters and HVAC units put the year in the first four characters. It is worth the ten minutes, because age is the number that predicts everything else.
Put the photos in one folder. That folder is now the most valuable document about your house, and it is the thing you will wish you had in three years.
What the ages actually mean
Here is the honest version, with the caveat that maintenance and climate move these numbers substantially in both directions.

Two things fall out of this table.
First, if you bought a house built or renovated fifteen to twenty years ago and nothing has been replaced, you are not looking at one expense. You are looking at several arriving within a few years of each other, because they were all installed the same week.
Second, the item most likely to be your first real bill is the water heater, and it is also the one people never think about. It sits in a corner doing its job for a decade and then does not.
Week 2: the things that are cheap now and expensive later
Find the shutoffs, before you need them. Main water shutoff, water heater shutoff, gas shutoff, and the breaker for the furnace. Label them. The five minutes you spend on this is the difference between a wet floor and a wet house.
Change what you inherited. Furnace filter, and note the size on your phone. If the house had pets or a smoker, this is not optional. Refrigerator water filter. Reset the garbage disposal.
Test the things nobody tests. Run the AC even if it is winter and the heat even if it is summer, for a few minutes each, just to confirm they work. Finding out in October that the furnace does not light is a completely different experience than finding out in January. Pour a bucket of water into the sump pit and confirm the pump kicks on. Test every smoke and carbon monoxide detector and replace batteries in all of them.
Ask the previous owner while they still answer. Through your agent if that is the channel. What has been replaced and when, who serviced the HVAC, whether anything is under a manufacturer warranty, and where the manuals went. People are usually happy to answer in the first month and unreachable by the third.
Week 3 and 4: decide how you are going to handle it
Now you know what you own and roughly how old it is. That is the point at which the coverage question becomes answerable rather than a guess.
A home service contract covers mechanical failure of systems and appliances from normal use. That is the useful thing it does. What no contract covers, and you should be suspicious of anything claiming otherwise:
- Pre-existing conditions, meaning anything already failing when you bought the contract
- Improper installation or prior improper repair
- Cosmetic damage
- Structural issues, roof, foundation
- Anything your homeowners insurance handles: fire, storm, water damage, theft
- Routine maintenance
That last distinction matters and gets muddled constantly. Insurance covers sudden accidental damage. A service contract covers things wearing out. They are different products solving different problems and neither substitutes for the other.
There is also a waiting period on every legitimate contract, usually around 30 days. Which means the same thing here as it does anywhere: it is a plan while things work, and it is unavailable once they do not.
The question that actually decides it. Look back at your inventory. Count the systems over ten years old. If the answer is zero or one, you have room and self-insuring is a perfectly reasonable choice. If the answer is four, you are not asking whether something will need replacing in the next few years, you are asking which one goes first and whether that month is a problem for you.
That is a real question with a personal answer, and anybody who tells you the answer is always yes is selling rather than advising.
