How Long Does a Water Heater Last?
Nobody has a relationship with their water heater. It is a cylinder in a corner of a basement or a closet, it has never asked you for anything, and you have probably never looked at it on purpose.
That is exactly why it is the most common first surprise in a house. It does not degrade in a way you notice. The hot water does not get gradually worse. It works, and then one day there is water on the floor.
This is written for the version of you that has hot water right now, because age, maintenance, and planning are the only levers that exist while the thing is still working.

Those are typical ranges and they move a long way in both directions. Two structural facts explain most of the variance.
A tank water heater is a steel container that lives full of hot water. Steel and hot water are not friends. Every part of the design is a delaying tactic against that one fact.
A tankless unit has no tank to rupture. It has a heat exchanger, which is why water hardness matters even more to it, and why its failure mode is a repair bill rather than a flood.
Step one: find out how old yours actually is
Age is the most predictive number about a water heater, and almost no homeowner knows it.
There is a label on the side of the tank, usually near the top, with the brand, model, and serial number. Photograph it. That photo is worth more than the rest of this page.
Decoding the serial. Most manufacturers encode the manufacture date into the serial number, and they all do it differently. Some put the year and week in the first four characters. Some use a letter for the month. Some use a rotating letter code. Search the brand name plus "serial number date code," which every major manufacturer publishes.
Two cautions. The manufacture date is not the install date, since a unit can sit on a shelf for months, but it is close enough for planning and it errs conservative. And the warranty length on the sticker is a hint, not a promise. A six-year tank and a twelve-year tank are frequently the same tank with a different anode rod. That difference is real, but it describes how the unit was built, not how long it will run.
Write the year on a piece of tape and stick it to the unit so nobody ever has to do this again.
The anode rod is the single biggest lever
If you take one thing from this page, take this.
The inside of a steel tank is coated with a glass lining to keep water off the metal, and that lining is never perfect. There are pinholes, seams, and spots where fittings penetrate it. Left alone, corrosion starts there and works outward until the tank leaks.
So manufacturers thread a sacrificial anode rod into the top of the tank: a long rod of magnesium or aluminum that corrodes preferentially, so the water attacks the rod instead of the steel. The rod is designed to be destroyed. That is its entire job.
Which leads to the part most homeowners never hear: the rod gets used up, and when it is gone, the tank is next. A heater that fails at nine years and one that runs to eighteen are frequently the same appliance. The difference is whether anyone ever replaced a part that costs a small fraction of a new heater.
- Have the anode inspected around year three, then every couple of years. If it is significantly consumed, replace it.
- If you have a water softener, check sooner. Softened water tends to consume the anode faster. It is one of the few genuine downsides of soft water, and it catches people who did the right thing everywhere else in their plumbing.
- Low ceiling clearance above the tank is a solvable problem. Segmented and flexible rods exist for exactly that.
The anode rod is a maintenance item, not a failure. It belongs on a calendar next to the furnace filter.
Sediment, hardness, and the annual flush
When hard water is heated, dissolved minerals fall out of solution and settle at the bottom of the tank as scale. This happens everywhere. How fast depends on your water.
In a gas unit, the burner is underneath. A sediment layer sits between the flame and the water as insulation, so the burner runs longer to heat the same water, the steel at the bottom runs hotter than designed, and trapped water flashes to steam. That popping or rumbling in an older tank is not a mystery noise. It is a layer of rock. In an electric unit, sediment buries the lower element and shortens its life.
The flush. Once a year, drain a few gallons off the bottom before the sediment packs down. Shut off the cold supply, connect a hose to the drain valve, open a hot tap upstairs to break the vacuum, and drain until the water runs clear.
One honest caveat: flushing for the first time at year ten is not the same as flushing every year from year one. On a long-neglected tank the drain valve can clog, and inexpensive plastic valves sometimes will not reseal. That is an argument for starting early, not for skipping it.
Two settings worth checking while you are down there. Temperature, where a common recommendation is around 120 degrees, since running hotter accelerates both scale and corrosion. And thermal expansion: if your home has a backflow preventer or check valve on the water service, the plumbing is a closed system, water has nowhere to expand into, and pressure spikes every heating cycle. The fix is an expansion tank, and plenty of houses that need one do not have one.
Tankless is a different maintenance animal
You gain roughly double the service life, no standing tank to lose, and a design where most components can be replaced individually instead of replacing the whole appliance.
You take on scale as the whole ballgame. Instead of settling harmlessly at the bottom of a tank, minerals deposit inside a narrow heat exchanger where the water is hottest, restricting flow and eventually cooking the expensive part. The maintenance is an annual descaling in hard water, done by circulating a solution through the unit for about an hour. If yours has isolation valves, this is straightforward. If it does not, that is the first thing to fix.
Replacement is also more involved than swapping a tank, since tankless units often need larger gas supply and different venting. Better to learn that now than during an emergency, when the fast answer is always to put back what was there.
Age and maintenance history, not symptoms
This is where most articles pivot into a list of warning signs. We are skipping that on purpose, because a warning-sign list is only useful to somebody who already has a problem, and by then the good options are gone.
Three questions tell you where you stand, and none of them require anything to be wrong.
- How old is it, from the serial number rather than a guess.
- What has been done to it? Has the anode ever been inspected? Has it ever been flushed? If both answers are no and it is past eight years, treat it as older than its calendar age.
- What is your water doing to it? Hard water, softened water, well water, and high supply pressure all shorten the number.
And the plain version of what this industry usually mumbles: if your water heater is already leaking or already failing, no coverage purchased today applies to it. Every legitimate home service contract excludes pre-existing conditions and carries a waiting period, commonly around 30 days. That is not fine print anyone is hiding, it is how the product works, and it is why this is a planning decision rather than an emergency one. Today, a leaking tank is a plumber.
A tank failure is a wet failure
Most things in a house fail dry. The furnace stops making heat, you make a call, life continues.
A tank fails by opening a hole in a container permanently connected to your water supply. It does not stop when the tank empties. It runs until somebody closes a valve. So location matters enormously: an unfinished basement with a floor drain is an annoyance, a finished basement or garage is real damage, and an upstairs closet or attic is the bad one.
Three cheap things change that outcome, all doable this weekend. Find the shutoff on the cold inlet at the top of the heater, confirm it turns, and tag it. Add a drain pan with a line to somewhere, since many pans are installed with no line at all and simply fill up. Put a leak sensor on the floor next to it, which is the difference between a puddle and a ceiling.
Here is the distinction that gets muddled constantly in this category. A rupture involves two different products. The water damage to floors, drywall, and belongings from a sudden discharge is generally the domain of homeowners insurance. The water heater itself, which wore out from normal use, generally is not, because insurance covers sudden accidental damage and not the failure of something that reached the end of its life. That second part is what a home service contract is for. Different products, different problems, and neither substitutes for the other.
Plan it instead of reacting to it
The cost difference between a planned replacement and an emergency one is not the equipment. It is everything around it. Planned, you get more than one quote on a weekday, you choose the type and capacity instead of accepting whatever is on the truck, and you can add a pan, a drain, or an expansion tank while the work is already open.
